Popular Areas in Hurghada: Where Is the Best Place to Buy Property?

Choosing where to buy property in Hurghada can be just as important as choosing the apartment itself.

Hurghada stretches along Egypt’s Red Sea coast, and the experience can change considerably depending on where you buy. Some buyers want restaurants, shops and activity within walking distance. Others prefer a quieter resort environment, proximity to El Gouna, beach access or simply more property for their budget.

There is therefore no single best area in Hurghada for every property buyer.

The best place to buy depends on how you intend to use the property, what you want around you and how much you want to spend.

This guide compares popular areas within Hurghada, including Al Ahyaa, El Dahar, Sakkala, Sheraton Road, El Mamsha and Magawish.

It also looks at El Gouna, Sahl Hasheesh, Makadi Bay and Soma Bay. These are separate Red Sea destinations rather than districts of Hurghada, but overseas buyers frequently compare them when deciding where to buy.

If you are still establishing what different budgets can buy, our Hurghada property prices guide provides a broader look at current prices and the factors that affect them.

Prices above are examples of advertised asking prices independently checked on Property Finder in September 2026. They should not be interpreted as average sale prices, recorded transaction prices or formal valuations. Individual properties can vary substantially according to development, location, construction status, view, finish and payment terms. GBP equivalents are rounded using an exchange rate of approximately £1 = EGP 68.10 on 23 September 2026. Property prices, availability and exchange rates change.

What Are the Most Popular Areas to Buy Property Around Hurghada?

Popular locations within Hurghada include Al Ahyaa, El Dahar, Sakkala, Sheraton Road, El Mamsha and Magawish.

Property buyers also frequently compare Hurghada with nearby Red Sea destinations including El Gouna, Sahl Hasheesh, Makadi Bay and Soma Bay.

The differences are not only about location.

They can also be substantial in price.

A September 2026 snapshot of apartments advertised on Property Finder demonstrates how significantly asking prices can differ across the Red Sea property market.

In Al Ahyaa, current one-bedroom examples checked for this guide included properties from approximately £56,000.

In El Gouna, current one-bedroom examples included properties from approximately £132,000, with numerous listings considerably above this level.

Current Sahl Hasheesh one-bedroom listings included examples from approximately £60,000.

In Soma Bay, current one-bedroom examples included properties from approximately £147,000, with others advertised considerably higher.

These are examples of current advertised asking prices rather than area averages or recorded sale prices. The properties are not identical, and developer, construction status, exact location, facilities, view, finish, furnishing and payment terms can all substantially affect the asking price.

They do demonstrate something important:

Where you choose to buy can have a major effect on your property budget.

Where Are the Main Property Areas Around Hurghada?

One of the easiest ways to understand the Red Sea property market is to look at the coastline from north to south.

To the north is El Gouna, followed by Al Ahyaa in northern Hurghada.

Moving south takes you through established parts of Hurghada including El Dahar, Sakkala, Sheraton Road, Hurghada Marina and El Mamsha, followed by southern areas such as Magawish.

Further down the Red Sea coast are the separate destinations of Sahl Hasheesh, Makadi Bay and Soma Bay/Ras Soma.

This distinction matters.

El Gouna, Sahl Hasheesh, Makadi Bay and Soma Bay are frequently included in property searches relating to Hurghada, particularly by overseas buyers unfamiliar with the geography, but they should not simply be described as neighbourhoods of Hurghada.

Al Ahyaa: North Hurghada and Close to El Gouna

Al Ahyaa has become an important part of the property market in northern Hurghada.

The district follows the northern coastal corridor in the direction of El Gouna and offers a very different environment from central Hurghada.

For some buyers, that is exactly the attraction.

You can live outside the busiest parts of central Hurghada while retaining access to the city and being positioned much closer to El Gouna.

Go Investment has worked with Hurghada property buyers since 2009 and currently offers selected developments in Al Ahyaa, giving our team first-hand knowledge of the different developments, locations and surroundings within this part of northern Hurghada.

You can compare our current Hurghada properties and developments to see the different completed, near-completion and new-build options available.

But buyers need to understand something important about Al Ahyaa.

Not Every Part of Al Ahyaa Is the Same

Al Ahyaa is not one uniform resort zone.

One development may have established buildings and shops around it, while another may be surrounded by newer construction or undeveloped land.

Beach access, road conditions, surrounding buildings and views can also differ considerably.

That makes the micro-location particularly important.

Before choosing an apartment, investigate:

  • What is immediately around the development?
  • What has already been built nearby?
  • Is neighbouring land developed or still vacant?
  • How easy is access to the sea or beach?
  • Where are the nearest everyday shops and restaurants?
  • How far north or south within Al Ahyaa is the property?
  • What could potentially be constructed around it in future?

Two apartments both advertised as being in “Al Ahyaa, Hurghada” can therefore provide very different ownership experiences.

Al Ahyaa vs El Gouna: How Much Difference Is There in Property Prices?

This is one of the most useful comparisons for buyers considering northern Hurghada.

Al Ahyaa and El Gouna are geographically close, but they occupy very different positions in the Red Sea property market.

Current advertised asking prices illustrate the difference.

When this guide was researched in September 2026, Property Finder’s Al Ahyaa one-bedroom listings included current examples from approximately £56,000.

At the same time, Property Finder’s El Gouna one-bedroom listings included current examples from approximately £132,000, with numerous properties advertised considerably higher.

This is not a comparison of average property values.

The apartments differ in location, development, specification, finish, view and payment terms.

However, the current listings demonstrate the scale of difference a buyer can encounter.

For some buyers, northern Hurghada offers the opportunity to own close to El Gouna for a fraction of the price of many properties within El Gouna itself.

That does not mean the two locations offer the same thing.

They do not.

What Are You Paying More for in El Gouna?

El Gouna is an established master-planned destination with mature infrastructure, marinas, restaurants, hotels, beaches, leisure facilities and residential communities.

Al Ahyaa is part of Hurghada and contains a much broader mixture of completed buildings, newer resort developments and areas that are still developing.

For some buyers, being close to El Gouna without paying El Gouna property prices can be highly attractive.

For others, owning inside El Gouna itself and having its established environment immediately around them is worth paying considerably more for.

The useful question is therefore not simply:

Which area is cheaper?

It is:

What am I receiving for the difference in price?

El Gouna: An Established Premium Red Sea Destination

El Gouna is one of the best-known destinations on Egypt’s Red Sea and is frequently compared with Hurghada by overseas property buyers.

It is important to understand that El Gouna is not a district of Hurghada.

According to El Gouna’s official destination information, El Gouna is approximately 25 km from Hurghada and less than 40 minutes from Hurghada International Airport.

The destination incorporates marinas, restaurants, hotels, beaches, residential communities and leisure facilities within a master-planned environment.

That established infrastructure can appeal to buyers who want restaurants, entertainment and leisure facilities around them within a mature destination.

It also helps explain why buyers should not compare an apartment in El Gouna with an apartment in Al Ahyaa on price alone.

You are comparing not just two apartments, but two different ownership environments.

El Gouna or Al Ahyaa?

If your priority is being inside an established master-planned destination, investigate El Gouna itself.

If you want to remain within Hurghada, close to El Gouna, while comparing newer developments at considerably lower asking prices, investigate northern Al Ahyaa.

Then compare the actual developments and apartments rather than relying only on the names of the areas.

El Dahar: Traditional and Established Hurghada

El Dahar, often referred to simply as Dahar, is one of the older established parts of Hurghada.

It provides a very different experience from a gated resort or purpose-built tourism destination.

Everyday city life is much more visible, with local shops, markets, services and established residential streets.

For someone considering spending extended periods in Hurghada rather than treating an apartment purely as a resort property, this type of environment may be worth exploring.

Buyers primarily looking for modern resort complexes with swimming pools and extensive leisure facilities may naturally find themselves comparing newer areas instead.

The important distinction is that living in Hurghada and living within a Hurghada resort are not necessarily the same experience.

Sakkala, Sheraton Road and Hurghada Marina: Central and Active

For buyers who want activity around them, central Hurghada has obvious advantages.

Sakkala, Sheraton Road and the Marina area provide access to a large concentration of restaurants, shops, cafés, entertainment and established tourism infrastructure.

That can be attractive if you enjoy leaving your apartment and immediately having plenty happening around you.

It also illustrates one of the biggest decisions when choosing a Hurghada location:

Do you want activity on your doorstep, or would you rather live somewhere quieter and travel into the centre when you want it?

There is no universal right answer.

A central location can suit someone who wants to walk to restaurants and shops. The same environment could feel too busy for someone imagining quiet weeks beside a swimming pool.

If possible, experience the location at different times of day before buying.

El Mamsha: Promenade and Tourist-Oriented Living

El Mamsha, commonly associated with Hurghada’s Village Road and promenade area, offers another version of central Hurghada living.

Hotels, restaurants, cafés and tourism-related businesses give the area a more visitor-oriented character than some of the older residential parts of the city.

For buyers who enjoy being able to leave their property and walk through an established tourist area, this can be appealing.

Again, the precise position matters.

Being close to a promenade, restaurant or hotel can be convenient, but buyers should also consider traffic, evening activity, surrounding construction and the outlook from the apartment.

Never judge a property purely by the area name used in the listing.

Magawish: Quieter South Hurghada

Moving south through Hurghada brings you towards Magawish.

For buyers who want to remain within Hurghada but prefer to investigate quieter locations away from the busiest central districts, southern Hurghada provides another option.

Its position also places buyers on the southern side of the city in the direction of destinations such as Sahl Hasheesh and Makadi Bay.

As elsewhere in Hurghada, individual developments can differ considerably.

A quiet location is only an advantage if quiet surroundings are what you actually want.

Someone planning to walk to numerous restaurants every evening may have very different priorities from someone looking for a peaceful holiday base.

Sahl Hasheesh: Resort Living South of Hurghada

Sahl Hasheesh is another location frequently encountered when searching online for Hurghada property.

It sits south of Hurghada and provides a more planned, resort-oriented environment than central city districts.

Current listings demonstrate a particularly wide price range.

When this guide was researched in September 2026, Property Finder’s Sahl Hasheesh one-bedroom listings included an example at approximately £60,000, while numerous other one-bedroom properties were advertised at substantially higher prices.

This is a current asking-price example rather than an indication that £60,000 is a typical one-bedroom price across Sahl Hasheesh.

For buyers, the geographical distinction is important.

You are not simply choosing another Hurghada neighbourhood. You are deciding between living within Hurghada and owning within a separate Red Sea resort destination.

Sahl Hasheesh can appeal to buyers whose priorities include landscaped surroundings, beaches and a more self-contained resort atmosphere.

When comparing it with Hurghada, look beyond the appearance of the development itself.

Consider how frequently you expect to travel into Hurghada, what amenities you want immediately available and whether you actually want a self-contained environment.

Makadi Bay: An Established Resort Destination

Continue south and another frequently searched destination is Makadi Bay.

Like Sahl Hasheesh, Makadi Bay should not simply be treated as another Hurghada neighbourhood.

Its appeal is closely connected with the Red Sea resort experience.

That can suit buyers who want their property primarily as a holiday home within a resort destination.

It may be less suitable for someone whose priority is regularly being in central Hurghada.

This is why looking at the map before falling in love with an individual apartment is surprisingly important.

A beautiful apartment at the right price is not necessarily the right property if its location does not fit how you intend to use it.

Soma Bay and Ras Soma: An Established Destination Entering a New Phase

Further south is Soma Bay.

Soma Bay is already an established premium Red Sea destination rather than simply a future development area.

According to Somabay’s official destination information, the self-contained community spans approximately 10 million square metres, is surrounded by the sea on three sides and incorporates beaches, hospitality, residential property and leisure facilities.

Current listings also demonstrate a very different price position from much of Hurghada.

When researched in September 2026, current one-bedroom Soma Bay listings included examples from approximately £147,000, with other properties advertised at around £151,000, £176,000, £187,000, £213,000 and above.

These are current advertised asking-price examples rather than an average Soma Bay property value, and individual properties vary considerably by development, position, specification and payment structure.

But there is another reason this part of the Red Sea is particularly relevant in 2026.

Emaar and Marassi Red Sea

Emaar Misr is developing Marassi Red Sea at Ras Soma, bringing another major master-planned destination to this part of the coast.

According to Emaar Misr’s official Marassi Red Sea information, the development spans approximately 2,426 acres on the Red Sea coast and is in close proximity to Hurghada.

Emaar describes a master-planned destination incorporating residences, luxury hotels and extensive coastal amenities.

That scale of development makes the wider Soma Bay and Ras Soma area particularly relevant when comparing property destinations along Egypt’s Red Sea coast.

However, large-scale construction should not automatically be interpreted as a guarantee that property prices or rental returns will rise.

It is better understood as a significant change to the area’s built environment that prospective buyers should be aware of.

For buyers comparing this part of the coast, the question is therefore not simply:

Is Soma Bay better than Hurghada?

A more useful question is:

Do you want to own within an established city, an established self-contained destination, or an area experiencing another major phase of master-planned development?

These are very different propositions.

Which Area of Hurghada Is Best for You?

Instead of searching for one universally “best” area, start with the experience you want from the property.

Best for Being Close to El Gouna Without Paying El Gouna Prices

Look closely at Al Ahyaa in northern Hurghada.

Current asking prices demonstrate that properties can be considerably less expensive than many one-bedroom listings within El Gouna.

If your priority is actually living inside El Gouna’s established environment, however, compare properties within El Gouna itself.

Best for Restaurants, Shops and Activity

Look towards Sakkala, Sheraton Road, Hurghada Marina and other central areas.

The advantage is convenience and activity.

The compromise can be a busier environment.

Best for a More Traditional Hurghada Environment

Explore El Dahar.

It provides a different experience from purpose-built gated resorts and gives buyers greater exposure to everyday city life.

Best for a Tourist Promenade Environment

Consider El Mamsha.

It may suit buyers who value an established tourism area with restaurants, hotels and other facilities within easy reach.

Best for Quieter Resort-Style Living Within Hurghada

Compare developments in Al Ahyaa and southern Hurghada, but investigate the exact micro-location rather than assuming every development provides the same surroundings.

Best for a Self-Contained Red Sea Destination

Compare El Gouna, Sahl Hasheesh, Makadi Bay and Soma Bay.

They are different destinations with different levels of maturity, facilities, surroundings and property prices.

Best for Buyers Interested in Major New Development

Ras Soma is particularly relevant because of Marassi Red Sea, but buyers should distinguish between documented construction and development plans and predictions about future investment performance.

The Area Is Only the First Decision

Finding an area you like does not mean every apartment within it will suit you.

Once you have narrowed down the location, the next stage is choosing the individual development and apartment.

Our guide to how to choose an apartment in Hurghada looks at this second stage in more detail.

Consider:

  • Developer track record
  • Construction status
  • Finish level
  • Development facilities
  • Apartment layout
  • Number of bedrooms
  • Floor
  • Balcony position
  • Pool, sea or outward-facing view
  • Surrounding land
  • Beach access
  • Shops and restaurants nearby
  • Noise and traffic
  • Future construction
  • Ongoing maintenance and management

This becomes particularly important when buying during construction because you are choosing not only the apartment shown on the plan, but also the environment that will eventually surround it.

You can use our Hurghada property buying guides to research the wider buying process before making that decision.

Micro-Location Can Matter More Than the Area Name

This is one of the most important lessons when comparing Hurghada property.

Imagine two apartments within the same district.

One overlooks a swimming pool with an internal view protected by the development itself.

The other faces outward towards an undeveloped plot.

The area name is identical, but the ownership experience could be very different.

The same principle applies to the sea.

“Near the sea”, “sea view” and “beach access” do not mean the same thing.

Check the actual position of the development, what sits between it and the coastline and exactly what type of beach access is available.

The more precisely you investigate the micro-location, the less you have to rely on broad marketing descriptions.

Do Not Choose an Area Based Only on Property Price

It is easy to begin with a budget and immediately search for the cheapest apartment available.

Price matters, but it should not be considered in isolation.

A less expensive apartment in the wrong location may represent poor value for you, even if the asking price initially looks attractive.

Likewise, paying substantially more for a fashionable location does not automatically make a property the better purchase.

Consider the complete proposition:

Location + development + apartment + developer + payment structure + ongoing costs + how you intend to use it.

This is particularly relevant when comparing somewhere such as Al Ahyaa with El Gouna.

A lower asking price in northern Hurghada does not mean you are purchasing the El Gouna lifestyle at a discount.

You are buying in a different location with different surroundings.

What you gain is the ability to remain relatively close to El Gouna while potentially entering the property market at a substantially lower price.

Whether that trade-off suits you is a personal decision.

Visit the Area Before Buying If You Can

Online research can narrow down your choices considerably, but physically experiencing an area can reveal things a property listing cannot.

Walk outside the development.

Visit the nearest shops.

Travel from the property to places you expect to use.

Look at neighbouring plots.

Visit during the day and evening.

And if you are buying during construction, ask to see completed developments from the same developer.

A CGI can show what a resort is intended to become.

A completed development can show you what the developer has actually delivered before.

You can also view our Hurghada construction progress to see documented progress across the developments we market.

Buying in Hurghada From Overseas

Many overseas buyers begin researching Hurghada property without being in Egypt.

That makes clear information particularly important.

Before committing to a development, understand exactly where it is, ask for maps and surrounding photographs, investigate the developer’s previous work and make sure you understand what is included with the property.

Do not rely solely on phrases such as “near El Gouna”, “beachfront area” or “minutes from the centre”.

Ask where the property actually is.

Then look at the development, apartment and payment structure.

Our Hurghada property buying guides cover these questions in greater detail for buyers researching from overseas.

Frequently Asked Questions About Areas in Hurghada

What is the best area to buy property in Hurghada?

There is no single best area for every buyer.

Central Hurghada may suit someone wanting restaurants and activity within easy reach, while Al Ahyaa may appeal to someone looking for northern Hurghada, newer developments and proximity to El Gouna.

Buyers wanting a self-contained destination may instead compare El Gouna, Sahl Hasheesh, Makadi Bay or Soma Bay.

The best starting point is deciding how you intend to use the property.

Which part of Hurghada is closest to El Gouna?

Al Ahyaa is the northern coastal district of Hurghada in the direction of El Gouna.

El Gouna’s official website places El Gouna approximately 25 km from Hurghada. The exact distance from an individual Al Ahyaa development will depend on where within the district it is located.

Is property in Al Ahyaa cheaper than El Gouna?

Current advertised asking prices checked in September 2026 show a substantial difference between some one-bedroom properties in the two locations.

Current Al Ahyaa examples checked for this guide included one-bedroom properties from approximately £56,000, while El Gouna examples included one-bedroom properties from approximately £132,000, with numerous El Gouna listings considerably higher.

These are advertised asking-price examples rather than average transaction prices, and the properties are not identical.

Nevertheless, they demonstrate why northern Hurghada can appeal to buyers who want proximity to El Gouna without necessarily paying El Gouna property prices.

Is El Gouna part of Hurghada?

No. El Gouna is a separate master-planned Red Sea destination north of Hurghada.

According to its official destination information, it is approximately 25 km from Hurghada.

It is commonly compared with Hurghada because of that proximity, but buyers should not treat the two locations as interchangeable.

Is Sahl Hasheesh part of Hurghada?

Sahl Hasheesh is a separate resort destination south of Hurghada.

Property buyers frequently compare it with Hurghada, but it offers a different environment from owning within the city itself.

Is Makadi Bay in Hurghada?

Makadi Bay is south of Hurghada and is better understood as a separate resort destination rather than a central Hurghada neighbourhood.

Where is Soma Bay compared with Hurghada?

Soma Bay is further south along the Red Sea coast.

It is an established destination incorporating residential communities, hospitality, beaches and leisure facilities.

The wider Ras Soma area is also undergoing significant new development, including Emaar Misr’s Marassi Red Sea.

Is Al Ahyaa a good location in Hurghada?

It can suit buyers who want northern Hurghada, proximity to El Gouna and access to newer residential and resort developments at price points that can be considerably below El Gouna.

However, Al Ahyaa covers a substantial area and individual micro-locations differ.

Buyers should investigate the specific development and its immediate surroundings rather than making a decision based solely on the district name.

Where is the cheapest area to buy property in Hurghada?

There is no reliable answer based purely on an area name because asking prices depend on the development, apartment type, construction status, view, finish and payment terms.

Current September 2026 listings show relatively low entry prices in parts of Al Ahyaa compared with premium destinations such as El Gouna and Soma Bay, but individual properties need to be compared on a like-for-like basis.

For a broader breakdown, see our 2026 Hurghada property prices guide.

Should I buy in central Hurghada or a resort development?

That depends on how you intend to use the property.

Central Hurghada can provide easier access to established shops, restaurants and city life.

A resort development may provide swimming pools, security, management and leisure facilities within the complex.

Some buyers value walking directly into a busy neighbourhood. Others deliberately choose a quieter resort and travel into the centre when required.

Which Hurghada area is best for investment?

An area name alone is not enough to determine whether a property is a suitable investment.

Purchase price, developer, construction status, management, ongoing costs, apartment type, exact position and actual rental demand all matter.

Be particularly cautious of advertisements presenting guaranteed appreciation or rental-yield percentages without evidence explaining how those figures were calculated.

Start With the Location, Then Choose the Property

Hurghada and the surrounding Red Sea coast offer very different ownership environments within the same region.

You can choose established city life in central Hurghada, newer developments towards El Gouna, tourist areas such as El Mamsha, or self-contained destinations further along the coast.

The difference in price can also be considerable.

Current September 2026 asking-price examples demonstrate that one-bedroom properties in northern Hurghada can be advertised for a fraction of the asking price of some one-bedroom properties in El Gouna or Soma Bay.

But price should never be the only reason to choose an area.

Decide what you want around you.

Decide how often you will use the property.

Think about where you will actually spend your time.

Consider how important restaurants, beaches, nightlife, quiet surroundings, El Gouna, Hurghada city centre or resort facilities are to you.

Then choose the area.

After that, compare the developments and individual apartments within the locations that genuinely fit your priorities.
