Property in Hurghada vs Spain: Which Is Easier and More Affordable to Buy?

Buying property in Hurghada vs Spain can involve two very different prices, payment methods and buying processes.

For British buyers comparing overseas property in the sun, Spain commonly involves conventional mortgage finance when funding is required, while many new-build properties in Hurghada, Egypt, can be purchased directly from developers using interest-free payment plans.

That creates some significant differences.

Property in Hurghada can provide a much lower entry price. Some developers allow buyers to spread the purchase price over five or six years interest-free. There is no bank mortgage application when using these direct developer plans, no mortgage interest and no developer fee for setting up the payment plan.

For UK buyers accustomed to borrowing money from a bank to purchase property, it is a fundamentally different way of buying.

And while both destinations are known for sunshine, Hurghada’s Red Sea location offers a warm, sunny climate throughout the year.

Is Property Cheaper in Hurghada Than Spain?

For buyers looking at the amount required to enter the overseas property market, this can be one of the biggest differences.

According to Idealista’s Spanish property price index, the average asking price across Spain in August 2026 was:

€2,924 per square metre

In Andalucía, one of the regions particularly well known to international property buyers, the figure was slightly higher:

€2,938 per square metre

Hurghada operates at a very different entry point.

At the time of writing, new-build resort apartments within Go Investment’s property for sale in Hurghada collection start from around:

£32,400 for an entire apartment.

These aren’t directly equivalent measurements. Idealista provides an average Spanish asking price per square metre, whereas £32,400 is the starting price of apartments currently marketed by Go Investment.

For a buyer comparing the amount needed to purchase a property, however, the £32,400 starting price provides useful context for the entry point currently available within the Hurghada developments we market.

And the price of the apartment itself is only part of the comparison.

Mortgage in Spain vs Interest-Free Developer Payments in Hurghada

Imagine finding a property in Spain but not having enough cash to purchase it outright.

For many buyers, the solution is a mortgage.

A bank lends you money to complete the purchase. You then repay the amount borrowed, together with interest, over the agreed mortgage term.

Buying a new-build apartment in Hurghada can work very differently.

Many of the developments within our Hurghada property for sale collection offer direct developer payment plans.

You aren’t borrowing the purchase price from a bank.

You agree to purchase an apartment for a particular price and the developer agrees that you can pay that purchase price according to an agreed instalment schedule.

That distinction is important.

You are not borrowing money to buy the apartment. You are paying for the apartment over time.

There can also be a currency difference for British buyers. A Spanish mortgage may be denominated in euros, meaning the sterling cost of repayments can change as the GBP/EUR exchange rate moves. At the time of writing, the Hurghada developments marketed by Go Investment are contracted in GBP, with the apartment price and agreed instalments fixed in pounds. This removes GBP/EUR exchange-rate movements from the agreed developer payment schedule.

Why Can Hurghada Developers Offer 0% Interest?

Because under these arrangements the developer isn’t providing a conventional bank mortgage.

Imagine an apartment has an agreed purchase price of £50,000.

With a conventional mortgage, a lender provides money to enable the buyer to purchase the property. The buyer then repays the amount borrowed together with the interest charged by the lender.

With an interest-free developer payment plan, the principle is different.

The developer can agree that the £50,000 purchase price is paid according to an agreed deposit and instalment schedule.

The developer isn’t adding mortgage interest to the outstanding purchase price.

The buyer still has a contractual responsibility to make every payment when it becomes due, but there is no mortgage accumulating interest because there is no mortgage.

It gives buyers a simple way of understanding the difference:

Agreed apartment price → agreed payment schedule → 0% interest

Depending on the development and payment option, some properties marketed by Go Investment can be paid over periods extending to five or six years.

No Mortgage Also Means No Mortgage Set-Up Fee

Mortgage interest isn’t the only financing cost worth considering.

Rightmove’s guide to getting a mortgage in Spain explains some of the additional costs that can be associated with Spanish mortgage finance.

Rightmove gives an indicative valuation cost of approximately €300–€600 and says a lender completion or arrangement fee can be around 1% of the loan. It also identifies other potential expenses.

The UK Government’s guidance for British nationals buying property in Spain advises buyers to pay particular attention to mortgage interest rates, repayment periods, mortgage set-up fees and potential early repayment or cancellation fees.

The direct developer payment plans available on the Hurghada developments we market work differently.

There isn’t a mortgage to arrange in the first place.

The developers also do not charge buyers an arrangement or set-up fee simply for providing these direct payment plans.

So, as far as financing the purchase price is concerned:

No bank mortgage.

No mortgage interest.

No mortgage set-up fee.

Other costs associated with purchasing and owning property can still apply, so buyers should always establish these separately before purchasing.

What Checks Are Involved in Getting a Spanish Mortgage?

Rightmove’s guide provides a useful insight into what British buyers may encounter when applying for mortgage finance in Spain.

According to Rightmove’s Spanish mortgage guidance, applicants may need to provide documentation including:

  • Proof of income
  • Proof of address
  • Identification
  • Details of assets and debts
  • UK credit information
  • Details of property already owned
  • A Spanish NIE identification number

Rightmove also explains that non-residents can face larger deposit requirements and stricter debt-to-income criteria than Spanish residents.

Once a property price has been agreed, the lender will normally value the property and assess the buyer’s finances before issuing its formal mortgage offer.

None of this makes Spain a bad place to buy property.

These are understandable requirements when a financial institution is being asked to lend somebody money.

But they demonstrate how different the direct developer-payment model in Hurghada can be.

Do You Need a Credit Check to Buy Property in Hurghada?

Not when using the direct developer payment plans available on the developments Go Investment markets.

There isn’t a bank deciding whether it is prepared to lend you the purchase money because you aren’t asking a bank to lend it.

There is therefore no conventional bank mortgage application or lender affordability assessment.

Instead, the buyer chooses the apartment, selects an available payment structure and enters into a purchase agreement directly with the developer.

The responsibility rests with the buyer to make sure the agreed payments are affordable and to meet every payment required under the contract.

Interestingly, the UK Government’s guidance for British nationals buying property in Egypt states that official mortgages are “extremely rare” in Egypt.

This helps explain why direct developer payment structures can play such an important role in the Hurghada new-build property market.

How Long Does It Take to Buy Property in Spain vs Hurghada?

Financing can also affect the timescale.

According to Rightmove’s guide to getting a mortgage in Spain, assuming the required documentation is ready, the Spanish mortgage process it describes typically takes:

Six to eight weeks

The Spanish property purchase also has its own legal and administrative requirements.

With the Hurghada developments marketed by Go Investment, buyers can typically have up to 28 days to review and sign their purchase agreement after selecting an apartment.

During that period, buyers can review their documentation and obtain independent legal advice for peace of mind if they wish.

There is no mortgage approval to wait for because there is no mortgage.

That doesn’t mean buyers should rush.

Speed should never replace proper due diligence.

It simply means that removing the mortgage process can remove an entire layer of administration from purchasing the property.

Property Buying Taxes and Costs: Spain vs Hurghada

The advertised property price isn’t necessarily the final cost of buying.

Taxes provide another important difference to consider.

Spain’s official Tax Agency confirms that the first sale of a new home by a developer is generally subject to:

10% VAT

Used homes are instead subject to Property Transfer Tax, with the precise tax position depending on the circumstances and region.

Consider a qualifying Spanish new-build property priced at €200,000.

At a 10% VAT rate:

€200,000 × 10% = €20,000 VAT

This illustrates why buyers shouldn’t compare advertised property prices alone.

With the Hurghada new-build properties discussed in this article, an equivalent Spanish-style 10% VAT isn’t simply added to Go Investment’s advertised apartment price.

That does not mean there are no other costs or taxes associated with buying, owning or eventually selling property in Egypt.

There can be other costs relating to the purchase, legal process, utilities, documentation and ownership depending on the individual property and circumstances.

The UK Government’s Egypt property guidance also states that an owner disposing of a property is currently liable for a tax calculated at 2.5% of the property’s total value.

Buyers should therefore establish the full costs applicable to their individual purchase before committing.

The important point when comparing Spain and Hurghada is to look beyond the headline price and consider both the cost of purchasing and the cost of financing the property.

Lower Property Prices Plus Interest-Free Payments Change the Calculation

This is where the two major differences come together.

A buyer shouldn’t only ask:

“How much does the property cost?”

They should also ask:

“How much will it cost me to finance that purchase?”

A lower-priced apartment that can be paid directly to the developer over several years without mortgage interest creates a very different financial proposition from purchasing a property using interest-bearing bank finance.

With some Hurghada developments marketed by Go Investment, buyers can spread payments for as long as five or six years interest-free, depending on the development and payment option.

There are also completed properties where an agreed initial payment can allow the buyer to collect their keys and continue paying the remaining purchase price over an interest-free period.

Not every apartment offers the same terms, so the payment structure should always be checked for the individual property.

Buying Off-Plan Property in Hurghada

Developer payment plans can be particularly useful when purchasing during construction.

Instead of borrowing the entire amount required to complete the purchase immediately, buyers can potentially spread payments across the construction period and beyond.

But buying during construction makes the choice of developer particularly important.

Our Buying Off-Plan Property in Hurghada | 2026 Guide explains what buyers should consider when purchasing an apartment before construction has been completed.

Payment flexibility should never replace proper research.

The property, location, developer, construction history, purchase agreement and payment schedule should all be considered.

How Do You Check a Property Developer in Hurghada?

A proposed resort can look impressive in computer-generated images.

But buyers should look beyond the renders.

How long has the developer been operating?

What has it previously completed?

Can you see those completed developments?

Did previous projects actually reach completion?

Can you follow the construction history?

What information is available about the development?

What does the purchase agreement say?

We’ve covered these questions in considerably more detail in our guide explaining how to check a property developer in Hurghada.

The UK Government’s Egypt property guidance also recommends that British buyers carry out thorough checks and seek independent legal advice before signing contracts or paying money.

A simpler way of paying for an apartment should never mean a careless buying process.

Go Investment Has Seen the Process From Plans to Keys

This is an important part of Go Investment’s experience in the Hurghada property market.

Go Investment is a UK-based real estate agency established in 2009.

We have been involved in apartment sales across more than 26 completed developments in Hurghada and have helped buyers purchase more than 1,000 apartments.

Our experience isn’t limited to marketing developments when they first launch. Every completed development we have marketed has reached completion, giving us experience of the buying process from initial launch through construction to owners collecting their keys.

Buyers can explore our Hurghada construction progress and completed developments to see examples of that history.

One example buyers can examine in detail is the Imperial Resort journey from launch through construction to completion. Imperial Resort launched in 2019, construction began in January 2020 and owners began collecting their keys in November 2022, approximately seven months ahead of the original completion schedule.

The same developer, Imperial for Investment & Real Estate, subsequently completed Arabian Suites in December 2024. This gives buyers considering another development from the developer something tangible to investigate alongside its plans for future projects.

Buyers can also read Go Investment reviews and buyer experiences alongside researching the individual developments themselves.

Spain vs Hurghada for Year-Round Sunshine

Financial considerations aren’t the only reason people buy property abroad.

Lifestyle matters too.

Spain has built an enormous international property market around its climate, beaches, food and lifestyle.

Hurghada offers something different on Egypt’s Red Sea coast: a warm and sunny climate throughout the year.

For British buyers, that can make a property useful beyond the traditional European summer season.

Winter sunshine can be particularly attractive for somebody looking for a holiday property, longer winter stays or simply an escape from the British weather.

Both destinations offer sunshine.

Hurghada’s appeal is that the warm-weather lifestyle extends throughout the year.

Is It Easier to Buy Property in Hurghada Than Spain?

If we specifically compare obtaining a Spanish mortgage with using one of the direct developer payment plans Go Investment markets in Hurghada, the financing process can be considerably simpler in Hurghada.

There is no bank mortgage application.

There is no bank lending decision.

There is no mortgage interest on an applicable interest-free developer plan.

There is no developer fee for arranging that payment plan.

There is no lender mortgage valuation.

And buyers can potentially spread the agreed apartment purchase price over several years.

That doesn’t mean somebody should buy a property simply because the payment process is easier.

The property, developer, location, contract and buyer’s ability to meet future payments all matter.

But for somebody whose main obstacle to buying an overseas property is the cost and complexity of obtaining mortgage finance, Hurghada provides a very different route to ownership.

Property in Hurghada vs Spain: Which Should You Choose?

There isn’t one correct answer.

Spain has an enormous and mature overseas property market, established infrastructure and a lifestyle that has attracted British property owners for decades.

For somebody who specifically wants a home in Spain, Hurghada isn’t a substitute for Spain.

But buyers whose priorities are an affordable property in the sun and a straightforward way of paying for it may find the comparison surprising.

Hurghada can offer:

  • Lower entry prices
  • New-build resort apartments
  • Direct developer payment plans
  • Up to five or six years to pay on applicable developments
  • 0% interest on applicable plans
  • No bank mortgage application when using those plans
  • No mortgage set-up fee charged by the developer
  • No equivalent Spanish-style 10% VAT simply added to the advertised new-build prices discussed here
  • A warm, sunny year-round Red Sea climate

Perhaps the biggest difference is the question the buyer needs to answer.

With conventional mortgage finance, that question can be:

“Will a bank lend me enough money to buy this property, and what will that borrowing ultimately cost me?”

With a Hurghada interest-free developer payment plan, it can instead become:

“Can I comfortably pay the agreed price of this apartment over the developer’s payment period?”

Those are two very different ways of buying a property in the sun.

Frequently Asked Questions About Property in Hurghada vs Spain

Is Property Cheaper in Hurghada Than Spain?

Hurghada can provide a substantially lower entry point for new-build resort property.

New-build apartments currently marketed by Go Investment start from around £32,400.

For context, Idealista reported an average advertised asking price across Spain of €2,924 per square metre in August 2026.

These are different measurements and shouldn’t be interpreted as a direct like-for-like property valuation comparison.

Do I Need a Mortgage to Buy Property in Hurghada?

Not necessarily.

Many new-build developments offer direct developer payment plans. On applicable developments marketed by Go Investment, buyers pay the agreed purchase price directly to the developer rather than obtaining a conventional bank mortgage.

Are Hurghada Developer Payment Plans Interest-Free?

Some are.

Developments marketed by Go Investment offer payment options extending for several years at 0% interest. The exact terms depend on the development, apartment and payment option selected.

Why Is There No Mortgage Interest?

Because under these direct payment arrangements the buyer isn’t borrowing the purchase money from a bank.

The buyer agrees to purchase the apartment and pays its agreed purchase price according to the developer’s contractual payment schedule.

Are There Fees for Setting Up a Developer Payment Plan?

The developers providing the direct payment plans marketed by Go Investment do not charge buyers a fee simply for setting up the payment plan.

Other property purchase and ownership costs can still apply.

Do I Need a Credit Check to Buy a Hurghada Apartment?

There is no bank mortgage application when purchasing using the direct developer payment plans discussed here, so there isn’t a conventional bank mortgage credit or affordability assessment.

Buyers remain contractually responsible for making every agreed payment.

How Quickly Can I Sign for an Apartment in Hurghada?

On developments marketed by Go Investment, buyers can typically have up to 28 days to review and sign their purchase agreement after selecting their apartment.

Individual procedures and contractual terms should always be checked.

How Long Does a Spanish Mortgage Take?

According to Rightmove, assuming the required documentation is ready, the Spanish mortgage process it describes typically takes around six to eight weeks.

Is There Purchase Tax on Property in Spain?

Yes.

Spain’s official Tax Agency states that the first sale of a new home by a developer is generally subject to 10% VAT.

Used homes are instead subject to Property Transfer Tax. The precise tax position depends on the property and circumstances.

Is 10% VAT Added to a Hurghada New-Build Apartment?

The new-build Hurghada properties discussed in this article do not have an equivalent Spanish-style 10% VAT simply added to Go Investment’s advertised apartment price.

This does not mean there are no other costs or taxes associated with purchasing, owning or subsequently selling property in Egypt.

Can I Collect My Keys Before I’ve Finished Paying?

On certain completed Hurghada properties, yes.

Some payment options allow buyers to pay the required initial amount, collect their keys and continue paying the remaining purchase price interest-free.

This is development-specific and should always be confirmed for the individual apartment.

Is Buying Property in Hurghada Better Than Spain?

Neither destination is universally better.

They offer different property markets, lifestyles and purchasing systems.

However, buyers looking for relatively affordable new-build resort property that can potentially be paid directly to a developer over several years without obtaining a mortgage may find Hurghada particularly attractive.
