If you are researching Hurghada property prices in 2026 or considering buying in 2027, you will quickly discover that there is no single answer to the question: how much does property cost in Hurghada?
As we move towards the end of 2026, current asking prices provide a useful snapshot of the market buyers are entering going into 2027.
But headline prices only tell part of the story.
The amount you actually pay depends on the area, development, apartment type, view and facilities, whether you are buying resale or directly from a developer, whether the property is completed or under construction, the payment terms available and, importantly, which apartments are actually available when you are ready to buy.
A relatively basic apartment and an apartment within a managed resort should not automatically be compared simply because they both have one bedroom.
Likewise, a historical launch price does not necessarily tell you what you can actually buy today.
This guide explains what affects Hurghada property prices, what different budgets can potentially buy, why apparently similar apartments can have very different asking prices and what buyers should consider as the market moves into 2027.
| What buyers want to know | The practical answer |
|---|---|
| Can you still buy relatively affordable property in Hurghada? | Yes. Hurghada continues to offer properties across a wide range of budgets, but price needs to be considered alongside location, facilities, condition and development quality. |
| Is there one average Hurghada property price? | Not a particularly useful one. Hurghada contains very different areas, developments and types of property. |
| Does availability affect the price I can actually pay? | Yes. The lowest-priced apartments originally released may already have sold, meaning historical starting prices can differ from today’s available price. |
| Are resale and new-build prices directly comparable? | Not always. Individual owners normally determine resale asking prices, while developers set prices and payment structures on new developments. |
| Is off-plan always cheaper? | No. Construction stage is only one factor affecting price. |
| Does paying more automatically mean better value? | No. The important question is what the additional money actually buys you. |
| Should a rental buyer simply choose the cheapest apartment? | Not necessarily. Location, facilities, management, guest appeal and running costs can matter as much as the initial purchase price. |
How Much Does Property Cost in Hurghada?
There is no reliable single figure that represents every apartment in Hurghada.
That is because the term Hurghada property covers a very broad market.
At one end are relatively simple apartments in residential buildings.
At the other are properties within purpose-built resort developments offering swimming pools, restaurants, gyms, spas, landscaped communal areas, reception services and property management.
There are also major differences between areas, between completed and under-construction property and between resale apartments and property purchased directly from developers.
So rather than asking only:
How much is an apartment in Hurghada?
A better question is:
What can I actually buy in Hurghada for my budget?
Current Hurghada Property Price Examples – September 2026
To give buyers a real example rather than relying only on hypothetical prices, the table below shows current advertised starting prices at Zebora Resort in Hurghada, based on apartments available through Go Investment when this guide was checked in September 2026.
| Apartment type | Advertised starting price |
|---|---|
| Studio | From £32,400 |
| 1 bedroom | From £47,500 |
| 2 bedroom | From £69,600 |
| 1 & 2-bedroom duplexes | From £84,000 |
| 3 bedroom | From £113,850 |
These figures are not an average for the Hurghada property market. They are current advertised starting prices within one new-build resort and are included to give buyers a real, dated example of what is currently being offered.
Prices can also vary considerably within the same development according to apartment type, position, floor and view.
You can see the current Zebora apartment prices and availability.
Prices and availability can change as apartments are sold or released, so live availability should always be checked before making a purchasing decision.
Why Hurghada Property Prices Can Vary So Much
Even within the same development, two apartments can have different asking prices.
Factors can include:
- Location
- Development
- Apartment type
- Floor
- View
- Orientation
- Balcony position
- Layout
- Specification and finish
- Furniture
- Resort facilities
- Management
- Construction stage
- Payment terms
- Current availability
This means two one-bedroom apartments can have very different prices without either price necessarily being unreasonable.
The properties themselves may simply be very different.
Current Availability Matters More Than an Old Starting Price
This is one of the most important things to understand when researching Hurghada property prices online.
Imagine a new development launches with studios advertised from £30,000.
Those entry-level studios sell.
Six months later, the least expensive studio still available might cost more because the original units are no longer available.
That does not necessarily mean every apartment in the development increased in value by the difference.
It means the available inventory has changed.
There are therefore three different figures buyers should distinguish between:
Historical Launch Price
The price at which the least expensive property may originally have been released.
Current Advertised Starting Price
The lowest price being advertised now.
Current Available Price
The price of an apartment that is genuinely still available for you to purchase.
These figures are not necessarily the same.
The reverse can occasionally happen too. A previously sold apartment may return to the market or an individual resale owner may decide to sell.
This is why anyone researching property for sale in Hurghada should check current availability rather than relying on an old advertisement or article.
What Does Your Budget Actually Buy in Hurghada?
This is where headline prices can become misleading.
Suppose you find one apartment advertised at around £20,000 and another at just under £40,000.
The £20,000 property is clearly cheaper.
But is it actually the same product?
A lower-priced apartment could be exactly what you need if you simply want an inexpensive base in Hurghada.
Another buyer might want something completely different.
They may be looking for:
- Swimming pools
- Reception
- Restaurant or bar
- Gym
- Spa or leisure facilities
- Landscaped communal areas
- On-site management
- Security
- Holiday accommodation potential
- Someone available locally while the owner is outside Egypt
In that situation, the relevant question is no longer simply:
Which apartment is cheapest?
It becomes:
What am I getting for my money?
That is a much more useful way to compare Hurghada property prices.
Can Under £40,000 Still Buy Property in a Resort?
Yes, depending on current availability.
Affordable Hurghada property does not necessarily mean an apartment in a basic residential building with few facilities.
Properties below £40,000 can sometimes be available within purpose-built resort developments.
Imperial Resort Hurghada provides a useful real-world example.
Imperial Resort was developed by Imperial for Investment & Real Estate, an Egyptian developer. Go Investment is the UK-based real estate agency and sales partner, not the developer.
Imperial is a Bali-inspired resort in Al Ahyaa. According to the developer’s construction updates, construction began in January 2020 and the resort was completed in November 2022, approximately seven months ahead of its original completion date.
Today, we do not have to rely solely on the developer or estate agent to see whether the completed resort is actually being used for holiday accommodation.
Imperial Resort Hurghada is listed on Booking.com.
When this guide was checked in September 2026, Booking.com showed the main Imperial Resort Hurghada listing with an 8.2 out of 10 rating from 397 guest reviews. The listing also showed swimming pools, a restaurant, fitness centre, spa and wellness facilities.
Separately operated apartments within Imperial can also be found on Booking.com.
This does not guarantee that purchasing an apartment at Imperial will produce a particular rental income, occupancy rate or investment return.
Individual apartment quality, furnishing, management, rental pricing, running costs and owner usage can all affect performance.
What it demonstrates is something more useful for this price discussion:
Relatively affordable property can exist within a completed Hurghada resort that is already being used for holiday accommodation.
You can also follow Imperial Resort from launch through construction and completion to see how the development progressed from plans to an operating resort.
Is a £20,000 Apartment Worse Than a £40,000 Apartment?
Not necessarily.
This distinction matters.
We would not suggest that somebody should automatically spend £40,000 instead of £20,000.
A £20,000 apartment could represent excellent value if it meets the buyer’s requirements.
Likewise, paying twice as much does not automatically create twice the value.
Instead, establish why the prices are different.
Compare the Location
Where is each property?
What surrounds it?
How convenient is it for the way you intend to use the apartment?
Compare the Facilities
A residential building and a managed resort with pools, restaurants and leisure facilities are different products.
Compare the Management
Who looks after the communal areas?
What happens while you are outside Egypt?
Compare the Condition
Does the apartment need furnishing, refurbishment or additional equipment?
Compare the Position
Pool view, garden view, sea view, floor and orientation can all influence pricing within the same development.
Compare Your Intended Use
Someone wanting an inexpensive winter home has different priorities from someone planning to offer an apartment as holiday accommodation.
The cheapest property and the best-value property are not necessarily the same thing.
Our guide to what to look for when choosing an apartment in Hurghada explores these differences in more detail.
Resale vs New-Build Property Prices in Hurghada
Another common mistake is comparing resale and developer property as though they are priced in exactly the same way.
They are not.
Resale Property in Hurghada
With a resale apartment, an individual owner normally determines the asking price.
Their circumstances can influence that price.
One owner may want to sell quickly.
Another may be prepared to wait.
The apartment may also be fully furnished, recently renovated, heavily used or in need of additional work.
Resale therefore creates opportunities, but every apartment needs to be assessed individually.
New-Build and Developer Property
Developer pricing works differently.
A developer may price apartments according to:
- Apartment type
- Floor
- View
- Position
- Release stage
- Payment plan
- Construction stage
- Remaining availability
A newly released development may initially give buyers a much larger choice of apartments.
As units sell, that choice reduces.
That is another reason availability and price are closely connected.
Is Off-Plan Property Cheaper in Hurghada?
Sometimes, but not always.
Earlier-stage developments can give buyers access to a wider selection of apartments and potentially longer payment periods.
However, it would be misleading to say that off-plan property is always cheaper.
A resale owner may price a completed apartment very competitively.
At the same time, an off-plan apartment within a high-specification resort could cost substantially more than a basic completed apartment elsewhere.
The proper comparison is:
Location + development + facilities + apartment + view + payment terms + construction stage + availability
rather than simply:
Off-plan vs completed
If you are considering purchasing during construction, you can follow the construction progress of current and completed Hurghada developments and explore our Hurghada property buying guides before deciding which approach suits you.
Payment Terms Can Change the Comparison
Purchase price and affordability are related, but they are not exactly the same thing.
Consider two hypothetical properties:
Property A: £35,000 resale apartment requiring payment within a relatively short period.
Property B: £40,000 developer apartment with a longer structured payment plan.
Property A costs less overall.
Property B may require less money upfront.
Neither is automatically the better option.
They suit different buyers.
When comparing developer payment plans, consider:
- Total purchase price
- Initial payment
- Monthly instalments
- Payment period
- Completion date
- Amount paid before receiving the keys
- Discounts for larger upfront payments
- Whether the plan is interest-free
The monthly payment should therefore never be considered without also checking the total contractual purchase price.
Studios, One-Bedroom and Two-Bedroom Prices
Bedroom count matters, but it should not be used in isolation.
A studio within a high-specification resort can cost more than a one-bedroom apartment in a simpler residential building.
Likewise, a premium pool-view or sea-view two-bedroom apartment may occupy a completely different price bracket from another two-bedroom apartment elsewhere.
Studios
Studios generally provide a lower entry price within the same development.
They may appeal to individual owners, couples and buyers who prefer a smaller holiday property.
One-Bedroom Apartments
One-bedroom apartments provide separate living and sleeping spaces and can offer greater flexibility for longer stays.
Two and Three-Bedroom Apartments
Larger apartments may suit families, buyers with children or grandchildren, or owners expecting friends and relatives to visit.
Rather than simply buying the largest apartment your budget allows, consider how much of that space you will actually use.
How Much Difference Does the View Make?
Within a single development, apartment position can create meaningful differences in price.
Pool-view apartments are particularly straightforward to understand because the outlook is generally over facilities controlled within the development itself.
Assuming the resort is completed as designed, another external developer cannot simply construct a separate building in the middle of the resort’s swimming pool.
External views require more investigation.
If you are paying a premium for an outward-facing view, consider what could potentially be built on surrounding land in the future.
A genuine beachfront position is different again and can carry a substantial premium.
The important point is that a view has both a price and a degree of protection.
Understand both before paying extra for it.
Location Changes What “Cheap Property in Hurghada” Means
Hurghada is not one uniform property market.
Al Ahyaa, central Hurghada and other residential districts offer different environments, while nearby destinations such as El Gouna, Sahl Hasheesh and Makadi Bay operate as distinct resort markets.
This makes broad online price comparisons difficult.
An apartment close to El Gouna does not automatically have an El Gouna price simply because it is geographically nearby.
Likewise, an inexpensive apartment in one part of Hurghada should not automatically be used as the benchmark for a resort apartment elsewhere.
Location needs to be considered alongside the development itself.
Property Prices and Rental Potential Are Not the Same Thing
If rental is part of your reason for buying, avoid assuming that the cheapest property automatically produces the best return.
Think about the person who may eventually stay there.
Would they want to book it?
Consider:
- Location
- Swimming pools
- Leisure facilities
- Restaurants and nearby amenities
- Apartment presentation
- Furniture
- Air conditioning
- Wi-Fi
- Property management
- Cleaning
- Check-in arrangements
- Maintenance
- Guest reviews of the wider development
Imperial Resort provides a useful example because its presence on Booking.com demonstrates actual holiday accommodation activity within a completed resort.
But that should not be confused with a rental guarantee.
To assess rental potential properly, owners also need to consider management costs, maintenance, utilities, cleaning, booking-platform charges, furnishing, occupancy and personal-use periods.
Why Have Construction Costs Become Important?
There is another factor buyers should understand when comparing today’s property prices with prices from several years ago.
Developers do not build at a fixed cost forever.
Steel, cement, labour, finishing materials, equipment and other construction inputs affect the cost of delivering a development.
Egyptian building-material data during 2026 illustrates this.
According to data from Egypt’s Information and Decision Support Center (IDSC) reported by Arab Finance on 15 June 2026, grey cement prices were 3.2% higher than a year earlier, investment-grade steel was 2.8% higher, and Ezz Steel was 2.0% higher.
This does not mean Hurghada property prices automatically rise by the same percentages.
Land prices, exchange rates, labour, specification, developer margins, supply, demand and numerous other factors influence the final selling price.
But it helps explain why comparing the construction cost of a new resort with one built several years earlier is not necessarily a like-for-like comparison.
The Standard of Red Sea Developments Is Changing Too
Construction costs are only part of the story.
The scale and specification of some new Red Sea developments are also changing.
A significant example is Marassi Red Sea, being developed by Emaar Misr.
According to Emaar Misr’s official Marassi Red Sea information, the development spans approximately 2,426 acres on the Red Sea coast in close proximity to Hurghada.
Emaar Misr describes a master-planned destination incorporating residences, luxury hotels, beachfront areas, marinas, swimmable lagoons, wellness and fitness facilities, dining and other amenities.
Why does this matter if you are considering a completely different Hurghada apartment?
Because it demonstrates the scale and standard of development now being introduced into the wider Red Sea market.
It would be premature to claim that Marassi Red Sea itself is causing property prices across Hurghada to rise.
There are too many other variables affecting property prices to establish that.
What we can say is that major developers are committing to increasingly ambitious Red Sea projects while the specification buyers encounter in new resort developments continues to evolve.
That changes what buyers compare.
A newly built apartment costing more than an older property is not necessarily the same product at a higher price.
The specification, communal facilities, design, construction costs and overall resort concept may all have changed.
Hurghada Property Prices Compared With Spain
Price becomes particularly interesting when Hurghada is compared with established European overseas-property markets.
But again, the comparison needs context.
Spain and Egypt have different legal systems, property markets, currencies, financing structures and purchasing costs.
We have examined those differences separately in our detailed Hurghada vs Spain property comparison.
The useful question is not simply:
Which country has the cheapest apartment?
It is:
What does my total budget actually buy in each market?
What Could Influence Hurghada Property Prices in 2027?
Nobody can say with certainty what Hurghada property prices will do in 2027.
We therefore would not suggest that every property will automatically become more expensive.
But buyers entering 2027 should pay attention to several factors already visible during 2026.
Construction Costs
Steel, cement, labour, finishing materials and other inputs remain part of the economics of building new developments.
Remaining Availability
Within individual developments, the apartments available in 2027 may not be the same apartments that were available at launch in 2025 or 2026.
New Development Standards
Larger and increasingly sophisticated Red Sea developments are changing the range of properties buyers can compare.
New Releases
New developments can introduce completely different price points, specifications and payment structures.
Resale Availability
Individual owners can introduce completed properties to the market at prices determined by their own circumstances.
Developer Payment Plans
A change in deposit requirements or payment periods can materially affect affordability even if the headline property price changes relatively little.
Currency
International buyers also need to consider the currency in which a property is contracted and the currency in which they earn or hold their savings.
For these reasons, buyers entering 2027 may find it more useful to monitor what is actually available for their budget than to rely on predictions of a single percentage increase or decrease across the whole Hurghada market.
Don’t Use a 2026 Launch Price as Your 2027 Budget
This deserves repeating.
If you read that a development launched in 2026 with apartments from £X, do not automatically assume you will be able to buy one for £X in 2027.
The original apartment may have sold.
The remaining apartments may have better views.
Different layouts may remain.
The developer may have released another section.
A resale may have become available.
Payment terms may have changed.
The relevant question is always:
What can I actually purchase today?
That is far more useful than an old headline starting price.
How to Compare Hurghada Property Prices Properly
When comparing two properties, work through them systematically.
Compare:
Location
Development
Facilities
Management
Construction stage
Apartment type
View
Floor
Condition
Furniture
Payment terms
Current availability
Then consider your intended use.
A buyer looking for an inexpensive winter home may make a completely different choice from someone looking for a managed holiday apartment.
Neither is wrong.
The objective is not necessarily to find the cheapest apartment.
It is to find the property offering the combination of price, location, quality, facilities and usability that matters to you.
Frequently Asked Questions About Hurghada Property Prices
How Much Does an Apartment Cost in Hurghada?
There is no single figure that accurately represents every Hurghada apartment. Prices vary according to location, development, apartment type, condition, facilities, view, construction stage, payment terms and current availability.
Can You Buy Property in Hurghada for Under £40,000?
Yes, properties below £40,000 can be available, including apartments within resort-style developments. Availability changes, so buyers should check what is actually for sale rather than relying on an old starting price.
Can You Buy Property in Hurghada for Around £20,000?
Very low-priced apartments can appear on the Hurghada market, but price alone does not establish value. Buyers should investigate the location, building, condition, legal documentation, facilities, management and any additional costs before comparing the property with higher-priced alternatives.
Why Are Some Hurghada Apartments So Much Cheaper Than Others?
Location, development quality, facilities, apartment type, view, floor, condition, furniture, construction stage, management, payment terms and availability can all influence asking prices.
Is Off-Plan Property Cheaper in Hurghada?
Sometimes, but not always. Earlier-stage developments can offer wider apartment choice and longer payment plans, but an off-plan property is not automatically cheaper than every completed or resale property.
Are Resale Apartments Cheaper Than New-Build Apartments?
Not necessarily. Individual owners determine resale asking prices, while developers determine prices and payment structures on new developments. Both markets can contain comparatively inexpensive and comparatively expensive properties.
Are Hurghada Property Prices Rising?
Prices within individual Hurghada developments can change over time, while the mix of apartments still available can also change the lowest price a buyer sees. Construction input costs have also changed during 2026. However, there is no single verified percentage that accurately describes price movement across every type of property in the whole Hurghada market.
Will Hurghada Property Prices Rise in 2027?
Nobody can know with certainty. Construction costs, new development, remaining inventory, resale supply, currency movements, demand and developer pricing could all influence the market. Buyers should be cautious of guaranteed predictions about future capital appreciation.
Does a Pool or Sea View Cost More?
Views can attract premiums within individual developments. The amount depends on the property and development. Buyers paying for an external view should also consider whether surrounding land could potentially be developed.
Is Cheap Property in Hurghada Suitable for Holiday Rental?
Purchase price alone cannot answer this. Location, facilities, management, apartment presentation, guest demand, operating costs and competition all matter. A cheap purchase does not guarantee a high rental return, just as an expensive purchase does not guarantee one.
Can Foreigners Buy Property in Hurghada?
Foreign nationals can purchase eligible property in Egypt subject to the laws and circumstances applying to the particular transaction. Buyers should verify the property documentation and obtain appropriate independent legal advice.
Can I Buy Hurghada Property Using Instalments?
Some developers offer instalment plans on new-build property. Terms vary considerably by developer, development, apartment and promotion, so buyers should compare the total purchase price as well as the monthly payment.
So, How Much Should You Budget for Property in Hurghada?
Start with the amount you are comfortable spending.
Then decide what you expect that money to provide.
Do you simply want an affordable apartment in the sun?
Do you want a completed property you can use immediately?
Would you prefer a managed resort?
Are swimming pools, restaurants and leisure facilities important?
Are you considering holiday rental?
Would you rather spread the purchase price over several years?
Do you want a particular view?
Will friends, children or grandchildren stay with you?
Once those questions are answered, Hurghada property prices become much easier to understand.
Instead of asking only:
How cheap can I buy property in Hurghada?
Ask:
What does my budget actually buy in Hurghada?
That is ultimately the comparison that matters.
