From Plans to Completed Resort: How to Check a Hurghada Property Developer’s Track Record

Buying a property during construction can give buyers the opportunity to choose their apartment at an earlier stage of a development and follow its progress towards completion.

Plans, architectural renders and proposed facilities help you understand what a developer intends to build. But when researching a property developer in Hurghada, there is another valuable source of information: what that developer has already delivered.

What has the developer previously built? Can you see how those developments progressed during construction? When were they expected to complete? When did they actually complete? And how does the finished development compare with what buyers were originally shown?

This guide explains how buyers can investigate a property developer in Hurghada using real evidence from previous developments.

Why Should You Check a Property Developer’s Previous Projects?

Previous projects give buyers something tangible to investigate.

A new development may begin with plans, architectural renders, specifications and a construction site. A completed development allows you to look at the developer’s previous work in much greater detail.

You may be able to examine:

  • What was originally proposed
  • How construction progressed
  • Whether progress was documented over time
  • The original expected completion date
  • When completion actually took place
  • Which facilities were delivered
  • What the finished development looks like
  • What happened after owners received their properties

A documented history of successful previous developments can provide buyers with greater confidence because there is real evidence of what the developer has achieved before.

Are Property Renders Useful When Buying During Construction?

Yes.

Architectural renders and computer-generated images are an important way of visualising a development before it has been built.

They can show the intended architecture, swimming pools, communal areas, landscaping and overall concept of a resort.

This is particularly useful when buying off-plan property in Hurghada because parts of the development may not physically exist yet.

For additional research, buyers can then look at the developer’s previous completed developments and compare their original plans and renders with what was eventually built.

This turns a developer’s previous projects into useful evidence.

Start With the Original Plans

When researching a previous development, try to establish what buyers were originally shown.

Depending on the information still available, this could include original development renders, apartment layouts, proposed communal areas, swimming pools, restaurants or cafés, gyms and leisure facilities, landscaping, rooftop areas, development specifications and proposed completion information.

The purpose isn’t to expect every decorative detail of an architectural image to be reproduced identically.

Instead, the original plans provide a useful reference point.

Once you know what was proposed, you have something against which the construction journey and completed development can be compared.

Look for Dated Construction Evidence

A photograph showing a building under construction provides a snapshot of progress.

A sequence of dated photographs provides something much more useful: a construction history.

Look for evidence showing a development at different stages.

Early construction → structural progress → later construction → facilities and finishing → completion

This allows buyers to follow how a development progressed over time rather than seeing only its current position.

Go Investment’s most recent Hurghada developments have been documented through construction, with progress updates retained rather than removed once a development is completed.

This means buyers can look back through previous stages of construction and, where a development is complete, compare that historical record with the finished result.

Keeping this evidence available is useful not only for purchasers who followed the development while it was being built, but also for future buyers researching the developer’s previous track record.

Why Is Online Evidence Particularly Useful for Overseas Buyers?

Hurghada attracts property purchasers from many different countries, and buyers cannot always visit Egypt while researching or purchasing a property.

From our experience, approximately 95% of Go Investment purchasers buy before viewing the property or development in person.

One reason is that much of our business involves properties being purchased during construction, when the finished apartment or resort may not yet exist to view.

Buyers can therefore research remotely using plans, renders, construction updates, videos, documentation and evidence from a developer’s previous projects.

A detailed online construction history can allow a buyer thousands of miles away to follow how previous developments progressed from the original concept towards completion.

Compare the Expected Completion With What Actually Happened

One particularly useful part of a developer’s previous record is its construction timeline.

Where reliable historical information is available, compare the expected construction completion date with the actual completion date.

This provides something much more useful than simply being told that a developer has a good track record.

It provides dates that can be checked.

How Important Is On-Time Completion in Hurghada?

Completion history can be an important positive indicator when researching a property developer.

From Go Investment’s experience of the Hurghada property market since 2009, developments completing later than their originally anticipated schedule are not unusual.

For that reason, completing a development on schedule is something we consider a meaningful positive when examining a developer’s previous performance.

Completing ahead of the original schedule is considerably more unusual and provides an even stronger example of previous delivery.

Rather than simply accepting a general statement that a developer delivers on time, buyers can look at the dates themselves:

When was completion originally expected, and when did it actually happen?

Compare the Original Vision With the Finished Development

Once a previous development is complete, buyers have an opportunity to compare the original vision with the finished result.

Look beyond the exterior of the building.

If swimming pools, rooftop areas, restaurants, gyms, landscaped spaces or other major communal facilities formed part of the development concept, investigate the finished development and see what was delivered.

Photographs and videos can make this possible from overseas, while buyers visiting Hurghada may also have the opportunity to see a developer’s completed projects in person.

A useful question to ask is:

What was originally proposed, and what can I see today?

Where the two can be compared, a completed development becomes powerful evidence of a developer’s previous work.

Look Beyond the Day Construction Finished

Completion isn’t necessarily the end of the story.

A completed development can provide further information about what happens afterwards.

Buyers may be able to see owners taking possession of apartments, communal facilities operating, residents and holidaymakers using the development and how the resort is managed following completion.

For buyers considering resort property, this can provide another valuable insight into a developer’s previous projects.

It moves the research beyond whether a building was simply completed and allows buyers to see the development operating as a finished resort.

Two Completed Hurghada Developments From the Same Developer

One Hurghada property developer whose previous projects can be examined in this way is Imperial for Investment & Real Estate.

Two completed developments from the same developer, Imperial Resort and Arabian Suites, were marketed by Go Investment.

Go Investment acted as the property agency, while buyers purchased their properties from the developer.

These two completed developments provide buyers with more than one example of Imperial’s previous delivery in Hurghada.

Imperial Resort: Completed Approximately Seven Months Ahead of Schedule

Imperial Resort launched in October 2019 and construction began in January 2020.

Its original scheduled construction completion was June 2023.

Construction progress was documented as the resort moved from plans and renders into a physical development.

Actual construction completion took place in November 2022, with apartment key collection beginning at that time.

That was approximately seven months ahead of the original scheduled completion.

Importantly, the historical evidence is still available.

Buyers can view the Imperial Resort construction history and examine different stages of the development rather than seeing only photographs of the finished resort.

The journey can therefore be followed:

Original plans and renders → construction begins → dated progress → completion → owners collect keys → completed resort

The wider Imperial Resort journey from launch to completion also documents how the development progressed from its original launch through construction and into a completed resort community.

Imperial Resort is now a completed resort community, with management and day-to-day operations overseen by Imperial’s in-house team.

Arabian Suites: Completed on Schedule

Arabian Suites provides a second completed example from the same Hurghada developer, Imperial for Investment & Real Estate.

The development launched in March 2022 and construction began in June 2022.

Its scheduled construction completion was December 2024.

Arabian Suites was completed in December 2024, on schedule.

Buyers researching Imperial for Investment & Real Estate can therefore examine two different completed developments:

Imperial Resort: completed approximately seven months ahead of schedule.

Arabian Suites: completed on schedule.

Together, these provide two examples of previous delivery from the same developer that prospective purchasers can investigate.

Why Look at More Than One Previous Development?

One successfully completed development can provide useful evidence.

More than one provides additional context.

If a developer has several previous projects, look at them together.

Ask the same questions of each development.

What was planned? When did construction start? When was completion expected? When did it actually complete? What was ultimately delivered? And what happened after completion?

A consistent history across multiple developments can provide buyers with greater confidence than relying on one project alone.

Does a Developer’s Previous Track Record Give Buyers More Confidence?

Yes. A strong previous track record can give buyers greater confidence when considering a new development.

Completed projects provide real examples of previous delivery that prospective buyers can investigate.

Multiple completed developments, documented construction histories and evidence of meeting previous completion schedules all provide useful information when assessing a developer.

No previous project can guarantee exactly what will happen with a future development because every project has different circumstances.

However, a documented history of successfully completing developments provides buyers with more evidence on which to assess the developer and the likelihood of future delivery.

In the examples above, buyers can examine two completed Hurghada developments from the same developer.

Imperial Resort completed approximately seven months ahead of its original schedule, while Arabian Suites completed on schedule.

That is meaningful evidence of the developer’s previous performance and can reasonably provide prospective buyers with greater confidence.

Is Checking Previous Developments Enough?

Previous developments are an important part of researching a developer, but buyers should also understand the particular property and development they are considering.

Look at the apartment, its position within the development, the payment terms, what is included in the purchase price, the proposed facilities and who your purchase contract will be with.

Combining information about the new development with evidence from the developer’s previous projects provides a much more complete picture.

What Should You Check on a New Development?

As well as looking at a developer’s previous track record, look carefully at the development you are considering today.

Check what is being built, where your apartment is positioned, what facilities are proposed, the construction schedule, payment plan, what is included in the purchase price and the terms of your contract.

For additional peace of mind, buyers may also choose to take advice from an independent lawyer experienced in Egyptian property. British purchasers can also read the UK Government’s guidance on buying property in Egypt, which recommends taking independent legal advice before signing documents or making payments.

What If a Developer Doesn’t Have a Completed Previous Project?

A developer without a completed previous development will naturally have less historical evidence for a buyer to examine.

That doesn’t mean the development won’t be successfully completed.

It simply means buyers cannot use previous completed projects as part of their assessment in the same way.

In this situation, greater attention can be given to the evidence available for the current development, including the development information, physical construction progress, documentation, payment arrangements and contractual terms.

The objective is to understand what evidence is available and make an informed decision from it.

Can I Buy Property in Hurghada Without Viewing It First?

Yes.

From our experience, approximately 95% of Go Investment purchasers buy before personally viewing the property or development.

One reason is that many of the properties we market are purchased during construction. There may therefore be a construction site to visit, but no finished apartment or resort to walk around yet.

Modern online information gives overseas purchasers considerably more opportunity to research remotely.

Buyers can examine architectural plans, apartment layouts, construction updates, videos and previous completed developments. Where historical records exist, they can also compare what a developer originally proposed with what was eventually completed.

Some purchasers may also choose to visit Hurghada and see previous completed developments before buying.

Buying remotely does not have to mean buying without evidence.

How Can an Overseas Buyer Check a Hurghada Developer?

A strong approach is to combine different forms of evidence.

Look at the developer’s completed developments and historical construction evidence. Compare original plans with finished projects. Check expected and actual completion information where reliable records exist. Look at how completed developments operate after completion and visit them where practical.

The more of the development journey you can examine, the more information you have on which to make your decision.

Questions to Ask Before Buying From a Property Developer in Hurghada

Useful questions include:

  • What has this developer previously completed?
  • Can I see or visit a completed development?
  • Are historical construction updates available?
  • When did construction begin on previous projects?
  • When were those developments originally expected to complete?
  • When did they actually complete?
  • Can I compare original renders with the finished development?
  • Were the main proposed facilities delivered?
  • What does the completed development look like today?
  • Who manages the development after completion?
  • Who is responsible for constructing my new property?
  • Who will my purchase contract be with?
  • What exactly is included in the purchase price?
  • How will construction progress be communicated?

Together, these questions can provide a much deeper picture of a developer and the development you are considering.

Frequently Asked Questions

How Do I Check a Property Developer in Hurghada?

Start by looking at the developer’s previous completed developments and historical construction evidence.

Compare what was originally proposed with what was actually delivered, check expected versus actual completion dates where reliable information exists and investigate what the completed development looks like today.

A documented history across multiple developments can provide particularly useful evidence of previous performance.

Should I Visit a Developer’s Previous Projects?

If practical, visiting a completed development can be useful because it allows you to see the finished building, communal areas and facilities yourself.

However, many overseas purchasers research and buy remotely.

From our experience, approximately 95% of Go Investment purchasers buy before viewing, which is one reason detailed online information, videos and historical construction records can be so useful.

Are Architectural Renders Useful When Buying Off-Plan?

Yes.

Architectural renders help buyers visualise the proposed design, facilities and overall concept of a development before construction is complete.

For additional research, buyers can compare renders from a developer’s previous projects with photographs and videos of those developments after completion.

Does a Developer’s Previous Success Give Buyers More Confidence in a New Development?

Yes. A strong previous track record can give buyers greater confidence when considering a new development, although previous performance cannot guarantee future delivery.

Completed projects give buyers real evidence to investigate.

Multiple completed projects, documented construction histories and evidence of meeting previous completion schedules can all contribute positively to a buyer’s assessment of a developer.

How Can I Check Whether a Previous Hurghada Development Was Completed on Time?

Look for reliable historical information showing the original expected completion date and compare it with the actual documented completion date.

Where both dates are available, buyers can see for themselves whether a previous development completed ahead of schedule, on schedule or later than originally anticipated.

Is Finishing a Development on Time Important?

Yes. Completion timing is a useful part of a developer’s previous record.

From Go Investment’s experience in Hurghada since 2009, later-than-anticipated completion is not unusual.

Documented on-time delivery is therefore a meaningful positive, while completing ahead of the original schedule provides an even stronger example of previous performance.

Can Overseas Buyers Purchase Property in Hurghada Without Viewing?

Yes.

Many overseas buyers purchase during construction and therefore research developments remotely using plans, apartment layouts, videos, construction updates and evidence from previous completed developments.

From our experience, approximately 95% of Go Investment purchasers buy before viewing the property or development in person.

Is Go Investment a Property Developer?

No.

Go Investment is a UK-based real estate agency specialising in property for sale in Hurghada.

Go Investment markets selected developments and supports purchasers through the buying process, while buyers purchasing new-build properties buy from the relevant property developer.

The Principle: Look for Evidence

Buying property during construction involves looking forward to what a development will become.

But one of the most useful parts of your research is looking backwards at what the developer has already achieved.

Plans show you what is proposed.

Construction archives show you how previous developments progressed.

Completion dates show you what happened against the original timetable.

Finished developments show you what was ultimately delivered.

Completed resorts allow you to see what happened next.

Together, these can provide a much clearer picture of a property developer’s previous performance.

A documented history of successful delivery does not predict every aspect of a future development, but it gives buyers something valuable: real evidence on which to base their confidence.

About Go Investment

Go Investment is a UK-based real estate agency established in 2009, specialising in property for sale in Hurghada, Egypt.

We have been involved with 27 property developments in Egypt, working with a number of different developers and landowners over the years. This has given our team first-hand experience of how different property developers operate, how developments progress from initial plans through construction, and how approaches to communication, timescales and delivery can differ from one developer to another.

That experience is also why we handpick the developers and developments we choose to market rather than simply marketing every opportunity available. We look at the developer, their previous experience and track record, the development itself and the information available to buyers before deciding what we are comfortable offering to our clients.

It is also why we believe a developer’s previous track record is so valuable when researching a property during construction. Completed projects, documented construction histories and previous delivery dates give buyers real evidence they can examine alongside the plans for a new development.

Go Investment is not the property developer. We act as the real estate agency, marketing selected developments and supporting purchasers throughout the buying and construction process. Buyers purchase their property directly from the relevant developer.
